Four Seasons Hotel Austin is a nine-storey hotel on three lakeside acres of Lady Bird Lake, at the edge of downtown and a short walk from Rainey Street and the Convention Center. It has a year-round outdoor pool, a lawn that runs down to the hike-and-bike trail, and a view of the Congress Avenue Bridge bats. Booked through a Preferred Partner advisor, a stay adds daily breakfast for two, a $100 hotel credit, upgrade priority and VIP recognition, at the same rate Four Seasons publishes.

The program benefits are the same at every hotel. What changes is what they are worth. This is how each one works at this property.
Full breakfast for two per bedroom at Ciclo, or through in-room dining. Breakfast for two here can run to $100 a day with tax and tip, so on a three-night stay this benefit alone is worth a few hundred dollars.
One credit per stay. Put it towards dinner on the patio at Ciclo, afternoon tea at Live Oak, or a treatment in the spa.
A one-category upgrade when available at check-in. Standard rooms are all the same size, so an upgrade here means a lake view, a higher floor or a balcony.
Priority for both. Late checkout is especially useful on a festival weekend, when you may be out late the night before.
A welcome amenity and a VIP note on the reservation. We tell the hotel which side of the building you want and whether you are coming for the bats, a festival or a conference.
Preferred Partner benefits apply on top of the hotel's own promotions, including its regular extra-night offer. We check what is available for your dates when we quote.
The hotel has two sides. Lake-view rooms look over the lawn and Lady Bird Lake. City-view rooms face downtown. Every standard room is about 345 sq ft, which is compact for a Four Seasons, so the choice is about the view, the floor and whether you want a balcony. If space matters, look at the suites.
The top standard category, with a balcony over the lawn and the lake. From March to October, ask for a room towards the Congress Avenue Bridge and you can watch the bats leave at dusk from your own balcony.
The same lake outlook without the balcony. The Deluxe version of each category is on a higher floor, which gives a longer view over the trees.
The entry category, facing the downtown skyline. It is the same size and finish as the lake rooms. A sensible choice for a conference or a festival, when you will not be in the room much.
About 545 sq ft, the smallest suite and the easiest step up in space from a standard room.
About 758 sq ft with a separate living room and a sofa bed, facing the lake. The hotel added more of these in 2024. The City-View Suite is a similar size at a lower rate.
About 1,085 sq ft with lake views. The Presidential and Congressional suites are larger still, at around 1,500 sq ft each.
The hotel sits on its own driveway away from the street, so it is quieter than most downtown hotels. Tell us if you are a light sleeper during a festival week and we will ask for a high floor on the lake side.
The lake is what sets this hotel apart from the newer towers downtown. If the budget allows one step up from the entry room, make it a lake view.
Around 1.5 million bats live under the Congress Avenue Bridge, two blocks from the hotel, and fly out at dusk from about March to early November. The numbers are highest in late summer. Watch from the lawn, the bridge or a lake-facing balcony.
South by Southwest in March, Austin City Limits over two weekends in early October, and the Formula 1 Grand Prix in late October all fill the city. Rates rise sharply and rooms sell out. Book months ahead for those weeks, or avoid them.
Parking costs about $60 a night. The Convention Center, Rainey Street, Congress Avenue and Sixth Street are all within a ten-minute walk, and the airport is a 20-minute ride.
Hotel taxes and assessments in Austin add about 19 percent to the room rate. We include the full total in your quote.
Bikes are complimentary, the lawn has games and hammocks, and the trail starts at the bottom of the garden. There is also coffee in the lobby each morning and a guitar you can borrow.
Under-18s stay free in their parents' room, cribs are free, and children get their own welcome and robes. Pets stay without a fee and get amenities of their own. Tell us in advance so the hotel can prepare.
Live Oak has a weekly music calendar, and the hotel runs free lakeside concerts on Fridays in March. We can tell you what is on during your stay.
Both the restaurant and the lounge opened in 2018 and have stayed in place since. They share a deck and patio facing the lawn and the lake, which is where you want to sit in good weather.
The main restaurant, created with restaurateur Richard Sandoval, with Latin-influenced Texas cooking and a large patio. Known for its Texas Wagyu tomahawk. Breakfast is served here, with brunch on Sundays.
The lounge and bar, with Latin-inspired plates, afternoon tea and regular live music. The deck is one of the better spots downtown for a drink at sunset.
The pool area has its own outdoor music stage and hosts food trucks, with service to the loungers.
Available around the clock. Preferred Partner guests can take their daily breakfast this way at no extra charge.
This is the rare downtown hotel with real outdoor space. Most guests spend more time on the lawn and by the pool than they expect to.
An outdoor saltwater pool overlooking the lake, heated in winter and chilled in summer, and open all year.
A wide lawn between the hotel and the lake, with hammocks, ping pong, bocce and cornhole. It is the best place to watch the bats.
The Butler Trail runs along the bottom of the garden and loops ten miles around the lake. Borrow a bike or go for a run before breakfast.
Kayaks and paddleboards can be rented nearby, and the hotel can arrange an instructor.
A 4,000 sq ft spa with three treatment rooms, a Himalayan salt wall and eucalyptus steam rooms. Small, so book treatments ahead.
A gym with lake views and Peloton bikes, with direct access to the trail.
Austin has hot summers, mild winters and a packed events calendar. Timing affects price more here than in most cities.
The hotel is at the south-east corner of downtown, where San Jacinto Boulevard meets the lake.
Most of what visitors come to Austin for is within a mile of the hotel.
Two blocks west. Stand on the bridge or the lawn at dusk between March and October to see the bats fly out.
A five-minute walk. A street of old bungalows turned into bars and restaurants, lively every night of the week.
Rent a kayak or paddleboard and see the skyline from the water, or walk the boardwalk section of the trail to the east.
Across the bridge. Independent shops, music venues and some of the city's best-known restaurants along one avenue.
Straight up Congress Avenue from the lake. The grounds are free to walk, and guided tours of the building run daily.
Send us your confirmation. A reservation booked directly with the hotel can usually have the benefits added, with the dates, rate, room type and cancellation policy unchanged. Bookings made through an online travel agency cannot be moved.
No fees. Same rate as direct. Rates within 24 hours.
